Let Only

Tenant Introduction & Fees
If SunnyBay introduces a tenant who then rents your property, our commission is due, regardless of who finalises the agreement. This fee covers the full rental term and is based on a percentage of the gross monthly rent.
Letting Fees
Our standard commission is 8% (incl. VAT) of the total rent for the initial tenancy term, payable in advance from the first month's rent. If the amount exceeds one month's rent, the balance is due (or over 2 months by special arrangement).
If the tenancy continues via extension, renewal, or new agreement with the same tenant or a nominee 4% (incl. VAT) applies for the extended period.
Management Fees
If we manage the property, an additional 4% (incl. VAT) applies, starting from the tenancy's commencement.
Should we only provide tenant introduction after initially managing the let, the full 8% (incl. VAT) fee will apply for as long as the tenant stays.
Break Clause
If tenant leave early under a break clause, we'll issue a credit note or find a replacement tenant at no extra charge.
Agreement & Admin
We handle negotiations, create tenancy agreements in line with the current housing laws, and include any necessary clauses. A one-off admin fee of £120 (incl. VAT) applies.
